Spring has always been the busiest time of year for property in Cornwall, and 2026 is shaping up no differently. After a quieter winter — as is typical along the coast — we’re seeing a noticeable uptick in both enquiries and new instructions, and not just in our home patch of Perranporth.

Over the past twelve months, an increasing number of sellers from further afield have been coming to us. We’ve taken on properties in St Austell, Redruth, and across mid-Cornwall — places we wouldn’t necessarily have expected to be working a few years ago. That growth hasn’t come from any grand expansion plan; it’s simply been a case of people hearing about us through word of mouth and wanting the kind of hands-on, local service that larger corporate agencies don’t always provide.

What’s moving

Well-presented family homes in the villages around Perranporth — Cubert, Crantock, St Newlyn East, Goonhavern — continue to attract strong interest, particularly from buyers relocating from further up the country. Coastal properties with sea views remain aspirational, but we’re also seeing steady demand for more modest homes in inland locations, where value for money is noticeably better.

The commercial side has been active too. Small retail units and workshop spaces in north Cornwall are attracting enquiries from people looking to set up lifestyle businesses — something we’ve seen grow consistently since the pandemic years.

What sellers should know

First impressions count more than ever: with so much browsing happening online before a viewing is even booked, strong photography and an honest, well-written description make a real difference. Second, pricing realistically from day one tends to generate more interest — and often a better final price — than testing the market high and adjusting later.
